These Terms of Service ("Terms") govern your use of the website at deals.webuy502.com (the "Site") operated by S2 Enterprises, LLC, doing business as We Buy 502 ("We Buy 502," "we," "us," or "our"), and your participation in our SMS deal-alert program. By using the Site or opting in to our SMS program, you agree to these Terms.

1. Nature of Service

We Buy 502 provides information and services related to off-market real estate investment opportunities in Kentucky and Southern Indiana. We are not acting as a real estate agent or broker, and properties featured on the Site are not MLS listings. We do not represent buyers or sellers in a brokerage capacity. Information provided is for evaluation purposes only — you are responsible for your own due diligence and should consult licensed professionals before any real estate transaction.

2. Eligibility

You must be at least 18 years old and capable of entering into a legally binding agreement to use this Site or join our SMS program. By submitting our forms, you represent that the contact information you provide belongs to you.

3. Deal Information

All property information, valuations, after-repair values (ARV), rehab estimates, and deal data are provided as-is and for informational purposes only. We make no warranty as to accuracy. You are responsible for conducting your own due diligence — including inspections, title work, and independent valuation — before making any offer or purchase decision.

4. SMS Terms

Program description. We Buy 502 operates two SMS programs:

Opt-in. You will only receive SMS messages from We Buy 502 if you explicitly opt in by checking the corresponding consent checkbox on our website. SMS consent is never required to use our Site or to join our deal list — you may receive deal alerts via email instead.

Frequency. Message frequency varies based on deal flow. We typically send between zero and several deal alerts per week.

Cost. Message and data rates may apply, depending on your mobile carrier and plan. We Buy 502 does not charge for the messages themselves.

Help. Reply HELP to any of our messages to receive contact information for customer support, or contact us at (502) 305-5103.

Opt-out. You can opt out of SMS messages at any time by replying STOP to any message you receive from us. Opt-outs from the Transactional program will also opt you out of the Deal Alerts program. You will receive a one-time confirmation message acknowledging your opt-out.

Carriers. Our SMS program is supported on major U.S. carriers including AT&T, T-Mobile, Verizon, US Cellular, and others. Carriers are not liable for delayed or undelivered messages.

Content. The SMS program does not contain content related to sex, hate speech, alcohol, firearms, tobacco, or cannabis (SHAFT-C compliant).

5. No Investment Advice

Information on this Site is not investment, legal, or tax advice. You should consult qualified professionals before making real-estate investment decisions.

6. Intellectual Property

All content on the Site — including text, images, logos, and deal materials — is the property of S2 Enterprises, LLC or its licensors and is protected by U.S. copyright and trademark law. You may not reproduce, distribute, or create derivative works without our written permission.

7. Limitation of Liability

To the fullest extent permitted by law, We Buy 502 and its principals shall not be liable for any indirect, incidental, consequential, or punitive damages arising out of your use of the Site, our SMS program, or any deal information presented. Our total liability shall not exceed $100.

8. Governing Law

These Terms are governed by the laws of the Commonwealth of Kentucky, without regard to its conflict-of-law principles. Any dispute arising out of these Terms shall be resolved in the state or federal courts located in Jefferson County, Kentucky.

9. Changes to These Terms

We may update these Terms from time to time. Material changes will be reflected by updating the effective date at the top of this page. Continued use of the Site or our SMS program after changes constitutes acceptance.
